The problem
What we see in many developments. No invented figures: review it with your team.
The finishes stage comes at the end, when much of the cash has already gone into the structure. What finishes cost matters, but so does how and when they are bought.
When material runs short, it gets bought wherever it’s available and at whatever price. Planning the whole project from the start prevents that.
The floor on level 3 should look the same as the floor on level 12. Same reference, same standard, in every unit.
One supplier for each material and another contractor to install it: many quotes, a lot of follow-up and no one responsible for the whole.

We start from the plans and unit types, put together a finishes proposal consistent with the product and its sale price, present samples for approval and define a purchasing, delivery and installation plan for the whole project.

We also install. On developer and builder projects we don’t just supply the finishes: we install them with our own crew, so one team answers for everything from the purchase to the installed piece. The scope of each job is defined in the proposal.
In apartment projects it can be an alternative. It is a scenario subject to commercial, financial, legal and technical evaluation: it is not automatic, it does not apply in every case and, if it is viable for both parties, it is formalized by contract with each party’s advisors.
